General Position Summary:

Provides day-to-day management of the assigned division to ensure adequate training, staffing levels, and efficient workflow.  Ensures adequate coverage and coordination is provided to complete all custodial contractual requirements and all other assigned tasks. Maintains the quality of all work performed as well as the safety of all employees. Coordinates closely with federal representatives to ensure a high level of customer service and accurate reporting.

Essential Functions:

  • Ensures contract standards are met.
  • Provides service quality that exceeds the customer contract requirements. Ensures all custodial jobs are completed thoroughly oversees corrections. Develops and maintains quality control protocols.
  • Solicits quotes from, selects, coordinates, and manages custodial subcontractors to perform as needed services.
  • Schedules employees to ensure adequate and efficient coverage of all aspects of the custodial contracts. Creates and manages employee’s leave schedules.
  • Coordinates closely with customers. Develops and maintains positive and professional relationships with customers and contractors.
  • Ability to seek innovation, learn, and be proactive.
  • Provides comprehensive training to custodial workers. Manages employees through instruction, coaching, and direction.
  • Must be able to determine when progressive discipline is necessary and when it isn’t. When necessary, must be able to follow through with progressive discipline with utmost fairness and dignity to the individual and the team.
  • Collects data using company-approvedmethods, providing daily reports and input to the Division Manager on costs, trends, and areas in need of improvement.
  • Ensures required documentation is efficiently completed and routed.
  • Assists Division Manager in developing and maintaining procedures designed to ensure efficient and cost-effective operations.
  • Maintains a high level of knowledge of custodial tasks, actual operation and safety of required equipment, chemical usage and safety, and holistic building maintenance.
  • Acts as a positive role model for employees.

Secondary Functions:

  • Performs custodial duties alongside crew and assists as needed.
  • Ensures integrated employment opportunities are provided for individuals with disabilities through developing and coordinating workflows and processes.
  • Ensures adequate coverage or back-up to other employees as needed.
  • Provides support in coordination and prioritization during challenging periods.
  • Attends meetings and participates on committees or teams as needed.
  • Performs other related duties as assigned.

Supervisory Responsibilities:

Directly supervises custodial personnel.  This responsibility includes employee evaluation, counseling and/or discipline, approving any absences and overtime, and making recommendations for hiring, terminations, pay changes, job changes, and training.

Directly oversees key stakeholders. This responsibility includes serving as the prime contact for the customer, responding quickly and effectively to customer requests – balancing company needs with providing high quality customer service – personally ensuring deficiencies are corrected, and all other aspects of maintaining a positive and productive relationship with the customer.

Specific Job Skills Required:

  • Experience in large commercial custodial procedures and operations.
  • Ability to perform custodial duties.
  • Excellent communication, interpersonal, motivational, supervisory, and customer-service skills.
  • Excellent problem-solving, independent judgment, and time-management skills.
  • Ability to operate under pressure and meet deadlines.
  • Ability to speak, understand, read, and write English.
  • Ability to work with individuals who may have a variety of barriers to communication
  • Ability to actively participate in team development and team-oriented processes and motivate others to do the same.
  • Ability to use computer hardware/software, including but not limited to Microsoft Office.
  • Valid drivers’ license, proof of current vehicle insurance, and acceptable driving record.
  • Ability to bend, stoop, twist, stand, walk, see, hear, and use necessary equipment to demonstrate and train proper methods.
  • Ability to pass strict federal clearance standards.
  • Ability to work closely with federal agencies in a secure environment.

Education and/or Experience Required:

  • Minimum of 1-3 years supervisory experience.
  • Minimum of 1-3 years custodial experience providing full custodial services, including periodical services such as (but not limited to) carpet cleaning, refinishing floors, and professional window washing
